  • Meet with you to discuss your needs, analyze your financial resources, and establish achievable goals.
  • Recommend financial institutions where you can shop for the best possible financing and obtain loan pre-approval.
  • Explain conditions, contingencies, customary practices, local laws, regulations, and agency relationships.
  • Establish the towns and neighborhoods where your money will best perform and discuss the special characteristics of those locations.

find the right property to fit your needs

  • Tour homes and properties with you at least once, but preferably twice, to establish your likes, style, and needs.
  • Monitor on and off-market opportunities to make sure we know about every property out there that you might like.
  • Once you have found a property you’re interested in buying, request disclosure documents and review these documents with you, explaining and pinpointing conditions and potential issues of concern.

through the sales process

  • Monitor the interest level in the property and then draft the purchase agreement to best position your offer for success.
  • Present your offer, highlighting your strengths as a buyer.
  • Help you negotiate a fair agreement based on current market conditions and performance.
  • Ensure that all conditions and contingencies are addressed promptly and in accordance with the contract.
  • Help arrange and be present for all inspections of the property and review the inspection reports.
  • Further negotiate based on findings during the inspections contingency period.
  • Connect you with a local attorney if necessary and provide your attorney with all the documents for the transaction.
  • Coordinate with your insurance agent to make sure your policy is in effect at the closing.
  • Help you coordinate with local utilities and fuel providers to ensure that service has been established for you on the day of the closing.
  • Meet you at the property just prior to the closing to ensure the property is in the condition that has been agreed upon.
  • Attend closing with you to make sure it all goes as planned.
