  • Design a marketing strategy specific to your property utilizing the most appropriate tools: advertising, internet promotion, broker’s tours, word of mouth, and exposure to real estate professionals and potential buyers in the Northeast Kingdom and outside the local area.

while your property is on the market

  • Work with you to make your property more attractive to potential buyers with the least expense to you.
  • Help you secure a loan to fix up your property for the sale if necessary.
  • Provide you with regular updates using the same MLS data that I use, so you can keep an eye on the activity your property is generating, as well as competitive properties that come on the market.
  • Prepare all disclosures and documentation to get the property ready for sale and to safeguard your legal interests.
  • Review offers, prepare counteroffers and addenda as needed, and negotiate on your behalf to make the sale you want.

close the sale

  • Meet your specific closing needs. Do you need a quick sale? A rent-back (stay in the property and rent the property back from buyer after the sale closes)?
  • Coordinate inspections, appraisals, and closing. I’ll connect you with an attorney if necessary and get all the documents and information to that attorney.
  • Handle all of the details throughout the entire sales transaction, be available for you, answer any questions that may arise and keep you informed of all updates or changes.
  • Be your ongoing real estate advisor for any related needs or real estate inquiries you may have.
